SIR ROBERT MCALPINE
PHASE 1, LILLIE SQUARE, EARLS COURT, LONDON
Having worked previously for Sir Robert McAlpine over a number of years, we were asked to price the builder’s clean package for this development, Phase 1 of the 808 home Lillie Square scheme which will provide 237 stylish apartments across four buildings on the former Earls Court Exhibition Centre carpark.
WORKING TOGETHER.
They required a contractor who as able to meet their handover program and who could deliver the final element of their works to the standard that would be expected for buildings of this nature and purpose.
This phase comprises of a seven storey building divided into 4 blocks, a 16 storey glazed tower and 2 seven storey gateway blocks which will flank the main entrance to the development.
The high-end specification and finishes to each of the apartments meant the cleaning required needed to reflect the quality the buildings were offering.
KEEPING TO BUDGET.
The contractor recognised this and each area had 4 separate cleaning regimes allocated to it as well as project management that ensured each trade working there took responsibility to deliver their relevant package without the need to have additional cleaning works charged to them to remove poorly left conditions.
This approach has kept additional works to a minimum and has allowed both parties to work to the costs agreed and working with the commercial team on which commercial approach is best taken has also kept any unavoidable costs to a minimum spend.
CHALLENGES.
The biggest challenges a project of this nature is having a degree of flexibility over expected attendance dates and actual attendance dates which because of our experience and understanding of this work enabled the contractor to be able to do this without compromising their completion dates.
